Tenant Improvements

If I want to carry out improvements to my home do I need your permission first?

A secure tenant has the right to make improvements, such as installing new windows removing internal walls or laying a new driveway, but written consent MUST be granted first.

Although we may impose conditions with our written consent, we cannot refuse our consent without giving reasons. E.g. we could refuse permission if either it affected the safety of your home or adjoining properties, or it would result in us having to spend more money.

How can I get permission to improve my property?

Before you start work you must:

1.     Send a letter to the Housing Division, Civic Centre requesting permission to undertake the work. 

2.     Obtain planning/building permission where necessary.

3.     Provide a plan of the work to be undertaken.

4.     Provide the name of a reputable contractor who is going to undertake the work on your behalf.

5.     The Area Housing Officer and or Maintenance Inspector will visit within 10 working days to determine whether the work identified is feasible.

6.     A written decision will be sent within 15 working days.

7.     Only after you have received written confirmation can you start work.

8.      You must advise the Housing Division when the work is finished so that an inspection can be carried out.
