Re: Relating to the proposed residential development known as Bradley Gardens 2, the site bounded by Bradley Gardens, Pantyffyn Road and the A4102 in Penyard, Merthyr Tydfil, CF47 0HR (also referred to as housing allocation H35; the sales particulars cite title numbers CYM199388 and WA399248).

I've split the request into two parts,if it helps you respond more quickly, please treat Part A as the priority and let Part B follow once it's ready.

Part A: priority information

• The latest indicative site layout, masterplan, capacity study, development framework or feasibility plan, showing likely locations for dwellings, roads and access, pedestrian routes, open space, landscaping, and drainage/SuDS infrastructure

• Any earlier indicative layout or capacity plan showing how around 90 dwellings might be accommodated on the site

• The latest topographical survey, contour plan or site-level information

• Any site sections or cross-sections showing the relationship between the site and existing properties on Bradley Gardens

• The latest drainage strategy, including plans of watercourses, culverts, drainage ditches, surface-water flow routes, attenuation areas, SuDS features and exceedance/emergency flow routes

• Any highway or access feasibility plans covering principal, secondary, emergency and construction access, plus pedestrian/cycle connections

• Any constraints, arboricultural, ecological or landscape plans identifying trees or vegetation recommended for retention

• Any anticipated timetable for community consultation, submission of a planning application, Planning Committee consideration, or commencement of development

Part B: supporting information

• The latest ecological assessment and arboricultural assessment/tree survey for the site

• Any ground-condition, geotechnical, coal-mining, contamination or land-stability reports

• Any relevant foul sewer, electricity, gas, water or other utility plans

• Any substantive correspondence, advice, plans, reports or meeting notes since 1 January 2023 between the Council and a prospective purchaser, developer, RSL, housing association, or planning/highway/drainage consultant, including Merthyr Valleys Homes or any other organisation progressing a residential proposal for the site

• Any substantive advice or correspondence from the Council's Sustainable Drainage Approval Body about the site

• Any plans or technical information attached to Council reports, land-disposal decisions or cabinet reports concerning the site

• Anything showing the extent of land considered developable, including areas excluded due to slope, drainage, watercourses, trees, ecology, ground conditions, access or utilities

I'm looking for the latest or most complete version of each document – I don't need duplicates or routine administrative correspondence.

The documents provided have recently been submitted to the Council by Merthyr Valley Homes (MVH) for a pre-application enquiry. Where any issue specified in the request is not directly covered, this is because that information is not available. It should be noted that all the information is currently at concept/draft stage and may evolve through the pre-application process as well as any wider community consultation. In regard to the final bullet point of part A, these timings would be a matter for MVH.
